2. Ownership of Content and Exclusive License
All content published by Users on the Site (including but not limited to rental listings, job postings, second-hand goods, business information, reviews, images, videos, contact details, and descriptive text, hereinafter collectively referred to as “User Content”) shall remain the original intellectual property of the User. Upon publication, the User irrevocably grants the Site a worldwide, royalty-free, sublicensable, and exclusive license to use such content, including but not limited to reproduction, distribution, information network dissemination, editing, translation, adaptation, compilation, database organization, technical processing, and all other rights under copyright and related rights.
The Site shall independently own the copyright and database rights (including Database Right / sui generis right) in the compilation of User Content, including but not limited to categorization, ranking, indexing, database structure, page layout, and aggregated display formats. No third party may reproduce, compile, mirror, or use such content to build competing products without prior written consent from the Site.
No other website, mobile application, mini program, service provider, or organization may repost, reproduce, scrape, copy, mirror, compile, or otherwise use the Site’s content without prior written consent. Otherwise, the Site reserves the right to independently initiate legal action and pursue civil, administrative, and criminal liabilities. Any disputes arising therefrom shall be borne entirely by the infringing party.
3. Access Methods and Usage Restrictions
The Site permits access and use only by natural persons through standard web browsers or official mobile applications on a manual basis. Without prior written consent from the Site, no third party (including but not limited to individuals, legal entities, or organizations, and any programs or agents controlled or entrusted by them) may access, use, or obtain content from the Site in any of the following ways:
- Using any automated means to access the Site, including but not limited to crawlers/spiders, scrapers, bots, automated scripts, browser automation tools, screen capture programs, or headless browsers;

Any automated access by third parties shall be deemed knowing and intentional violation. The Site reserves the right to implement technical measures (including but not limited to IP blocking, account suspension, rate limiting, content fingerprinting/watermarking, and evidentiary content deployment) without prior notice.
4. Breach Liability and Damages
In the event that a third party violates Articles 2 or 3, the Site reserves the right to immediately terminate access and require cessation of infringement, elimination of impact, public apology, and full compensation for all losses, including but not limited to:
- Direct economic losses suffered by the Site and its users;
- Reasonable costs incurred by the Site, including investigation, evidence preservation, notarization, legal fees, and litigation costs;
- All gains obtained by the infringing party from the infringement;
- Liquidated damages calculated at CAD 0.10 per unauthorized access request and CAD 50.00 per item of User Content unlawfully obtained or used (the Site reserves the right to apply the higher amount).
Where the above liquidated damages are insufficient to cover actual losses, the infringing party shall make up the difference. The Site may also initiate legal proceedings in courts with jurisdiction at the location of the infringer, the place of infringement, or the location of the Site’s operating entity.
5. Content Review
The Site reserves the right to refuse publication of any content deemed inappropriate (including false or unlawful content). Due to objective limitations, the Site cannot identify all inappropriate content; any legal disputes arising from such content shall be borne solely by the publisher.
